How this is calculated
- Rent budget = monthly income × the rent share you chose.
- Mortgage budget = monthly income × the debt share you chose, minus your existing debt payments.
- Largest loan = the loan that the mortgage budget repays at your interest rate and term (the standard fixed-rate formula, used in reverse).
- Highest price = the lower of two limits: (savings + largest loan) ÷ (1 + buying costs), and savings ÷ (minimum down payment + buying costs).
- These are limits you set yourself, not a lending decision. Lenders apply their own criteria.
The numbers filled in are examples to show how the calculator works. They are not market data. Replace them with your own.
